State housing law could open Glen Park BART area to more density
The Board unanimously passed San Francisco’s alternative plan to California’s Senate Bill 79 (SB 79), a state law that requires cities to allow higher-density residential development within a half-mile of transit stops. The ordinance carves out industrial and production, distribution, and repair (PDR)-zoned parcels, but could allow the remaining transit-adjacent sites — including areas around Glen Park Bay Area Rapid Transit (BART) station — to qualify for additional density and height for residential projects. The plan has been transmitted to the state Housing Department for review and is not yet final.

So what?
The half-mile ring around Glen Park Station covers much of the commercial spine along Diamond Street and residential blocks in Sunnyside and the southern edge of Diamond Heights. If the state approves SF’s plan, landowners on eligible parcels could pursue denser projects — additional units, taller buildings — than current zoning allows. Rezoning inquiries and development proposals may follow in the neighborhood over the coming years, but nothing is guaranteed until the state signs off.
