GLEN PARK REAL ESTATE–December recap

January 5, 2024 by Amanda Martin

Happy New Year Glen Park, we’ve made it to 2024! The end of the year is
always a time of reflection, cooking, cleaning and clearing out for me.With regard to reflection–I’ve looked at the sold stats for December in Glen Park going back to 2 years prior to pandemic, and here’s the data:
2018: 10 SOLD properties (435 SOLD for SF)
2019: 10 SOLD properties (502 SOLD for SF)
2020: 13 SOLD properties (727 SOLD for SF)
2021: 5 SOLD properties (585 SOLD for SF)
2022: 5 SOLD properties (337 SOLD for SF)
2023: 2 SOLD properties (300 SOLD for SF)

Those are some very telling stats! As we all know, there was a huge bump in activity in 2020-2021, but movement has slowed down significantly,to much less than prior to the pandemic, thanks in a large part to the rapid increase of interest rates that started towards the fall of 2022.With regard to cooking — I’ve been making toffee and fudge like a mad woman. I have made so many batches now that I’ve pretty much lost track. I deliver something homemade, different each year, to friends and clients around the holidays. Before it’s mostly been biscotti and cookies, but I really got into the candy making this year. Some batches didn’t make it to folks either because we ate them at my house or I burnt the sugar too much. Mostly, they’ve been really delicious and I’m pretty ready for a sugar detox!

With regard to cleaning and clearing out- – drawers are getting organized and items are being handed down or donated. It feels good to do a little purge and it’s also a yearly reminder that sometimes less is more.

And with regard to 2024 — though there’s a lot of uncertainty, I’m feeling
good about how the housing market will shake out. It looks like the rates will
continue to edge down and there are still plenty of people who want to buy
or sell if the conditions are right.

Now, for the Glen Park numbers:

Here’s a look at what sold in the month of December:

Here’s a look at what’s currently in contract:

And lastly, the inventory that is currently available in Glen Park:

Happy New Year and cheers to a healthy and happy 2024!
