GLEN PARK REAL ESTATE–June recap

Happy July, Glen Park — summer slow-down, here we are!

Seasonality in San Francisco real estate is real, and we’re feeling it in Glen Park. Currently, there are 16 active listings in the neighborhood — and only one has been on the market for less than a couple of weeks. The chart below gives some helpful context for how Days on Market has shifted, though keep in mind: With such a small number of sales and a wide variety of housing types, there’s always room for nuance.

Looking at June’s closed sales, there’s evidence of strong buyer interest — several homes sold well over asking. That said, we’re also seeing listings linger, especially if they don’t check all the boxes. Buyers are becoming more selective, and that’s especially noticeable as we head deeper into summer. Whether this is mainly due to seasonality or if this is part of a bigger picture is yet to be seen.

Even though inventory is holding steady — maybe even slightly up — we are seeing fewer highly motivated buyers, and that means longer market times for many homes. I may have been a bit optimistic last month when I predicted a faster pace of summer sales; right now, it’s feeling more cautious.

The buyers are out there,  but they are especially picky. If your home has a desirable layout and is presented well, it will definitely attract attention.

Yes, the market feels a bit uncertain right now — but that’s to be expected given everything going on in the world right now. People are feeling it. Still, life keeps moving. Buyers still need homes, sellers still have reasons to sell, and with interest rates down (for now), rents headed upward, and reduced competition, it’s not a bad time to make a move and jump into the market.
