GLEN PARK REAL ESTATE–March recap

April 8, 2023 by Amanda Martin

Greetings Glen Park! As I’m writing this and looking out my window it doesn’t really look much like spring. It’s raining outside and I still haven’t put away my winter jacket. So happy to see that the drought is something we don’t have to worry about at least for this year, but I think we can all agree it’s been a long winter, and I for one am ready for a string of sunny days.

It’s been a struggle for those showing properties when almost every Tuesday (broker tour day) has been a crazy deluge. Well, at least these April showers will bring us some May flowers!

One other thing that spring has brought us is this beautiful mural by Amos Goldbaum at Cuvier Commons. The creation of Cuvier Commons has been a great thing for this area of Bernal that’s so often overlooked. The mural is on the wall on Cuvier Street below San Jose Avenue and above Bosworth street. Having lived right around the corner on St. Mary’s Ave. for 16 years, I’ve seen a lot of change in that pie-shaped area and none of it would have happened without all of the amazing people involved in the neighborhood. It’s such a gift to have such wonderful community involvement! Check out more here.

Meanwhile, inventory is slowly moving up and turning over faster. If you look at the sold properties for March, you’ll see that all but one of the properties on the list sold for at or over asking, and some of those well over asking. There’s definitely more energy in the market this month and based on my conversations with stagers, contractors, other agents, and also taking into account my own upcoming listing inventory, it’s obvious that it’s going to be picking up a lot more in the month of May.

Here’s a look at what sold in the month of March:

Here’s a look at what’s currently in contract:

And lastly, the inventory that is currently available in Glen Park:
