GLEN PARK REAL ESTATE–August recap

We made it past Labor Day and are jumping into the fall selling market!

How is the market you ask? Well, much as it was. It’s really far too early to tell what the fall market will bring us. Stagers and painters are getting booked out as usual for this time of year. The current inventory is just as low as I reported in my last post. What will really be the true test is how much the inventory goes up by the end of October and how quickly that inventory is absorbed. The good news is that I see 50 (only one for Glen Park) single family “Coming Soon” listings in the MLS. These are listings that are not currently viewable to the public, but they are viewable to agents.

For all of those people who are shut out of the property buying market, the rental market is also a complete frenzy. I have never heard so many stories of rentals being bid up way over the offered monthly. I’ve heard of large numbers of applicants and a tight market, but this kind of overbidding in the rental market is a new phenomenon. It’s wild.

The condo market has definitely perked up again and though still much less crazy than the single family market, I know some condo owners are breathing a sigh of relief after being underwater for a while. Days on market as of the end of August were down to 18 from 51 at the end of last August! Even though inventory is down about 35%, the actual sales of condos are up by 13% (There goes that absorption!)

October = WALKTOBER

Glen Park Neighborhood Featured in Walktober! ( check out the article in the Glen Park News Blog… www.glenparkassociation.org)

“Led by the Crosstown Trail, joined by Glen Park Beautiful’s SF Stairway Month 2026 and dozens of other groups, Walktober already has over 40 guided walks (the list is continuing to grow). The walks traverse the entire city, with ones that focus on plants, landmark trees, sculpture (Big Art Loop!), tiled stairways, beaches, and even include bird watching.

Glen Park, one of the city’s smallest neighborhoods, plays an outsized role in Walktober. Do look at Walktober and get out those walking shoes!

Here are just a few of the Glen Park-centric gems:
•Crosstown Trail Pub Crawl (October 6): Starts at Glen Park Station Glen Park Station
•Plants and Birds and Rocks and Things: The Remarkable Histories of Glen Canyon Park (October 11): Led by Glen Park’s historian, Evelyn Rose. To RSVP, email GlenParkHistory@gmail.com
•Glen Park Neighborhood Walk (October 21): A new walk, designed especially for Walktober and led by our fabulous Glen Park librarians.
•Truly Terrific: Tiled to Tiled Stairway Walk (October 24th): Co-led by Glen Park Beautiful’s Renee Berger you’ll visit 5 tiled stairs and enjoy a relaxing grand finale at Glen Park Station.
•All About San Francisco’s Stairways: No Walking Required! (October 27): Hosted by Bird & Beckett
•Glen Park Gravel (October 31): Revisit our rural past walking some of the city’s oldest dirt paths once grazed by cows. This walk will be led by the Crosstown Trail’s Double Cross founders with highlights added by Glen Park Neighborhoods History Project’s founder, Evelyn Rose.
